Asphalt and tarmac are extremely resilient surfaces, but like with any surface, they can become worn and damaged through wear and tear from vehicles, pedestrians and weather. Once damage occurs it can quickly deteriorate and lead to major costly repairs.
Regular maintenance of your surfaces is essential for minimising slips, trips and falls. Keeping your surfaces in good condition also allows for efficient movement of vehicles, smooth loading and unloading, and safe navigation of the premises.
Keeping the external appearance of your building in good condition reflects a commitment to quality, attention to detail and a safe working environment. This in turn gives an overall positive perception to clients, partners and employees.
Our step-by-step guide to
Step 1
When assessing any disrepair to your surface, it’s crucial you know where to look and what to spot. Areas where vehicles turn frequently or focal wear points, such as in a loading bay or outside a warehouse door are susceptible to damage from the rigours of a busy environment. Additonally, consider warehouse roller shutter tracks or find where forklift have gouged your smooth surfaces.
Our team of experts are always on-hand to carry out a virtual site visit to help you review your premises.
Step 2
For a smoother, long-lasting professional result, proper cleaning should not be overlooked. Before repairing any surface, the floor should be free of grease, dust and oil. Our high performance emulsifying degreasant, Concroff is ideal for preparing bare surfaces prior to painting or repairing. Alternatively, Bio-D is a water-based, economical formula that will attack heavy oil and grease on bare or painted asphalt floors.
Step 3
Damage to your surfaces can quickly worsen as rainwater gets in and erodes the surface further. The freeze/thaw cycle over winter can also cause additional deterioration. For repairs to small holes or cracks Asphalt Crack Filler, Asphalt Easy Fill and Concrex Asphalt Repair are quick and easy solutions. For pothole repairs, Bitu-Mend Advanced is a concentrated bitumen formula that can be driven over immediately after application. If a pourable formulation is preferred, Flowpatch Asphalt Repair can be used to fill holes up to 100mm deep in one layer.
Step 4
Naturally, as asphalt ages the colour fades turning from a dark, rich black to light grey. And although this is not problematic in itself, it does mean that any repairs you undertake will stand out like a sore thumb. You can go to the trouble of resurfacing the asphalt, however applying a bitumen based surface dressing, such as Watco Blacktop, is far less costly and will quickly bring your surface back to life.
Step 5
Whilst having a freshly repaired asphalt surface is your biggest aim and will minimise trips and falls, going one step further and adding line marking will equally maximise safety and efficiency throughout the premises. Choose Roadmarker for clearly visible markings that will be showerproof in just one hour. Alternatively, Asphalt Paint is a highly flexible, UV resistant formulation that colours, protects and waterproofs in one coat. It is also available in 5 colours, allowing you to accurately colour code and highlight hazardous areas.
